I kind of lucked out. by the end of the month that I closed, sellers began holding out for better offers. By the end of that year the prices began going up.

Mine listed for 169k in Jan. 2010. Sat empty till I bought it in 2013 for 40k. It's the last house on a "future proof" zoned street. That means dual zoned for light industrial/residential. I've had 2 offers that double what I paid already.

When the house is paid off I might just bite at the third offer.

I love making profit.  Ideally that's what I want to do.  get something,  stay in and improve it,  then sell once my kid grows up and do what I want to do

My kido is grown but my dawgs are still growing.

It's gonna be tough for another 14 or so years. I'd like to develop my boat business to leave north america eventually, so I'll be playing it by ear for awhile.

Ah,  great plans you have!  I have intention of trying to move to Panama with a friend that's been slowly cutting me into his business.  That's years from now,  but still in the horizon. 
Update on my head gasket issue : I was very impatient,  received the replacement gasket set ridiculously fast (payment hadn't even processed through the bank yet!!) ,  and I wanted to get her moving again.  Cleaned it all up,  installed the new gasket and it still is leaking into the cylinder.   I guess my method for determining that they weren't warped was not effective. I'm going to give it a really good check over the weekend after I completely tear it down and get ready for the malossi to arrive.  Wednesday is expected.

Discovery!!  I wasted $17 on gaskets for this head.  Gaskets don't heal cracks!!  Guess I was meant to get A Malossi kit.

I was checking real close for warp and couldn't find much of anything that would justify how it was leaking.  I covered all the ports, used my mouth to blow in where the thermostat bolts up and old coolant sputtered out of there.

wOW! That's the first OEM head I have seen split.

I guess it owes you nothing tho. That is really something.

It was the one that came with the cheap hoca kit.  I could possibly bolt up the stock one...  No need to waste the gaskets yet,  I may need them in the future.

I blame it on the head gasket leaking then overheating it a few times.
