Randyo isn't it interesting we do this stuff in the last stage of our life?  If the half lot next door had not become available I probably wouldn't have done this. I noticed the price of having a survey done for the lot split had doubled since the last one I had done as well.

I started on my barn about 25 years ago, cutting about 11,000 board feet of white pine in my back yard (13 trees) clearing the area, then I bartered some of my surveying for a contractor to excavate an area, followed by hiring a portable bandsaw mill to turn my logs into lumber,  more barter for more dirtwork,  I was going to do my own footings, but by chance, a foundation guy stopped by to talk about some surveying, resulting in more barter for my foundation, took me a few years, but I got it framed up, 30x30, 38ft to peak, I have a loft @ 16ft  on the back half, and one at 22ft on the front half, other than a 30ft LVL beam, all the lumber came from my property. I was 90% complete, when it became necessary to put my office in the barn, a temporary suspended ceiling @8ft

I got less than $10k actual cash into my barn

Randyo I have double that if you count the property and not done yet.  Will do the wiring, insulation,  wall boards and sheet rock myself.  I know a person up North that uses the barter system a lot for his Lodge.  Your very fortunate that your able to do that. Since you use it as your business you are probably able to write it off as a business expenses as well.

New another person who had a twin engine plane he used on a vending machine route all over the state. He kept old beater cars at the airports to run the route when he landed. He was able to write a lot of the planes expenses off for work.

yep, I an well aware if the 54½¢ the IRS allows for motorcycle mileage,  :)   I don't have any personal phone or internet, those go to office, I have a conduit running a phone extension cable, but I still gotta pull a CAT7 cable (I left a string), till then, Im using wi-fi, but I'd really like a hardwire to another router in the house, I don't own my truck, my LLC does, as well as my UXV450i, if there's a way to make it a business expense, my accountant will figure it out.

here in NH, slabs are required to have 4ft frost walls, concrete would be a 3 step process, first footings, then frost walls, and finally, the slab,

how is price of steel ? wood construction is outrageous, a $2.50 2x4 now costs $7.50, a builder I know says the he has to get $350k for the spec house he's building, he sold the identical house he built last year for $250k
Randyo I noticed today that they have a 2k surcharge on a bld my size because the increase in lumber cost.

I want to cut another 12,000± board feet, and get it milled, the guy that did it for me 25 years ago is no longer doing it, and it's not something as easy as it looks, ya gotta know how to read the grain, when to flip logs, cut a smaller board, otherwise, ya mights well go to Home Depot and buy their warped lumber,  even thinking of buying my own mill, cause the amount I want to mill is enuf to save, over purchasing the lumber,  I wanna build a woodshed, a gazebo, a structure at my backyard firing range, and a small cabin

"how is price of steel?"

My son put a steel roof on his small house. They called and canceled his in hand estimate and added a thousand dollars when that wonderful trade war came along.

When I went to do my building the steel roof was the same price as the shingles but they just used stringers to attach. If you wanted full decking it was a additional cost.  I deleated their shingles and went with impact resistant that matched what I had on the house. They gave me $355. credit and I furnished the impact resistant ones for a cost of  around $1k. I plan of insulating the bld and heat and cooling.

big step in turning my barn from an office, into a shop,   a steel desk, and drafting table gone today, been trying to sell em for 6 months,  finally made a deal with a former employee, he will keep my computer running, software etc. as long as I need it, and do survey comps for me if necessarily. When I completely retire, he will be purchasing my records, I own over a hundred years, mine, and some that I have acquired over the years.

with the desk & drafting table gone, it opens up 400 sq ft for MOTORCYCLE space  8)
